Planning to Buy a Property in Italy? Read This First.
Dear friends, the internet, especially social media, is filled with beautiful homes and farmhouses for sale in Italy. However, please proceed with caution. Before contacting any so-called seller, make sure to ask the following questions: Has this property been legally renovated? Are all the necessary documents in order? Is it properly registered with the local authorities? Many properties, especially in the Italian countryside (but not limited to it), have undergone unauthorized renovations without the proper permits (abuso edilizio). It's crucial to verify that everything is in order to avoid SIGNIFICANT legal issues as a foreign buyer. Be sure to request full disclosure of all relevant information immediately.
Also, request proof of the current property taxes due. Be aware that as a foreigner and non-resident (even if you own the property, have family ties, or hold an Italian passport), you will be subject to very high taxes due to a relatively new law designed to squeeze more money from foreigners seeking homes in Italy (a truly unfair law, especially for the thousands of Italians with dual citizenship who are willing to invest in Italy and support its economy). Laws in Italy change very frequently, so be sure to check the LATEST property rule and regulations.
Finally, make sure to work with reputable real estate agencies and a qualified Notaio (a legal professional responsible for supervising, verifying, and signing all real estate transactions) based in the area where you plan to purchase the property. Last but not least, carefully calculate power and heating costs of the place you are planning to buy. With very limited domestic energy resources, Italy depends heavily on imported energy, and high taxes further drive up expenses, making energy bills quite steep for many.

It's limoncello time, my Arizona friends!
Wondering what to do with all those lemons still hanging on your backyard lemon tree? Simple: Make some limoncello the Ciao Arizona way! Here's how.
What do you need:
8 or 9 organic lemons (not lemons from the store).
1 bottle of high-proof vodka (750ml)
1 cup of sugar
1 cup bottled water
Process:
1) Wash and peel the lemons. Avoid any of the white stuff. You can use a potato peeler to remove only the yellow part.
2) Combine the lemon peels and the vodka into a glass jar. Seal it and store it in a dark place.
3) Gently swirl the mixture in the jar every few days for 20 days.
4) Afrer 20 days use a fine mesh strainer and pour the liquid with the lemon peels over the top. Press down on the peels a little bit, then discard them.
5) In a saucepan, combine the sugar and bottled water over medium heat. Stir until the sugar has dissolved. Let the simple syrup cool to room temperature, and then mix into the strained yellow liquid.
6) Using a funnel, pour the finished Limoncello into glass bottles. Keep the part to consume in the freezer (no worries, it will not freeze), save the rest in a dark place.
